When you list your home for your sale, your home listing matters. Your home listing is how you communicate with the world that your home is for sale; it is your calling card, and if you want to sell your home quickly, you need to create an engaging listing.

#1: Don't List Your Home As-Is

Selling a home isn't like selling a car. Listing your home as-is can be really damaging to your ability to sell your home. Oftentimes, only homes with serious issues are listed as-is, so putting that on your listing could sink your chances of getting the price you want and moving your home promptly.

If you don't want to make many repairs to your home, play up its strength in the listing. If someone puts in an offer on the house, have a disclosure that you share at that point all of the home defects. That way, you are not hiding what is wrong with your home, but you are not sinking your listing by saying you are selling it as-is.

#2: Don't Use the Term "Motivated Seller."

Second, in your home listing, you should be selling your home, not your situation. Don't write that you are a motivated seller. As you describe your home, stick to inclusive and neutral language, such as talking about how the primary bedroom has two closets, not his-and-her closets. Don't use too many fluffy adjectives; keep things clean and professional.

Fourth, with a listing, you need to stick to high-quality photos. Do not take the photos yourself; hire someone to stage and capture the images. You want to show your home off in its best possible light; allow a professional to do that for you. You can help the photographer by deep cleaning your house, making it easy for your photographer to capture the best side of your home.

When it comes to the listing for your home, don't use terms like "as-is" or "motivated seller" that will decrease the quality of offers on your home or turn buyers off. Get detailed in your listing, and be sure to use high-quality photos as well.
