5 Tricks For Selling Land

by Luke Fields

Selling land is a little different than selling a home. When selling land, there are still things you can do to make your land more attractive. When you put land on the market, you don't want the land to sit there for a long time. There are things you can do to ensure that your property is attractive and will sell.

1. Clean Your Land Up

First, you want to ensure your land is clean and nice. You want to pick up any trash that is on your property. If there are trees that have fallen down, brush that has built up, or lots of weeds, you will want to clean things up. You don't have to do that all on your own; you can hire a landscaping team to come in and clean up the vegetation on your property. Removing overgrown vegetation will help to show off your property.

2. Beautify Your Land

Second, even if it is just land, you can make it look more beautiful. For example, you can remove all of the weeds from the property and scatter some wildflower seeds on the property so that you have wildflowers growing on your property instead of a bunch of weeds. Do what you can to make your land look beautiful and not overgrown.

3. Know the Zoning

Third, you are going to want to know what the zoning is for the land. Knowing the zoning will help you prepare and market the land to the right buyers and will allow you to know how to target the right buyers. It is essential to understand how your land can be used.

4. Reach Out to Builders

It is important to know who to reach out to when it comes to getting your property to sell. For example, if you are selling residential land, look into buyers who are building in the area. Reach out to them and let them know that you have land for sale. They may want to purchase it themselves, or when a new client comes to the builder, they may want to have property they can suggest that their clients buy. Reaching out to builders can help to facilitate the purchase of land in a variety of different manners.

5. List it Everywhere

With land, you are going to want to get creative with your listings. List it on traditional real estate websites, but you should also consider listing your land for sale in unconventional places, such as in a Facebook group or on Craigslist. The more places you post your land for sale, the more visibility it will have, and the more likely it will be to sell.

If you want to sell your land quickly, you will want to clean up your land, beautify the land, and understand how it is zoned. When it comes to selling the land, reach out to builders in your area, and list the land everywhere you can to find a buyer.

About Me

Do You Need Private Mortgage Insurance?

Welcome to my website. My name is Larry Silva, and I want to talk a bit about private mortgage insurance. You may have heard the term PMI mentioned when you were in the process of purchasing real estate. When I first heard my lender talking about PMI, I was very confused. It was my realtor who sat me down and explained what private mortgage insurance was and when someone is required to purchase it. He told me that PMI is not lifelong insurance; it can be cancelled when the mortgage principal balance reaches a certain point. Once it was explained to me, private mortgage insurance was no longer a mystery or a confusing concept. I would like to pass on what I learned and hope that you find it to be of value.
